<p>I can see clearly NOW.</h3>
<p>For those of our regular readers you&#8217;ve probably noticed it&#8217;s been unusually quiet on San Diego Lifestyle and my RSS feed.</p>
<p>While I don&#8217;t normally discuss personal experiances on SDL, I learned a valuable lesson over the last few weeks about relying on the Internet as gospel.  It was a lesson that I would like to share with you.</p>
<p>Several weeks ago, I was home after a long day of working.  I noticed a red flashing in my right eye when I looked to the right side.  At first I thought it was my imagination but the flashes continued to increase.  I became pretty alarmed as they increased during a walk to the bookstore.</p>
<p>Worried that I had a serious problem, I decided to look up my symptoms on the Internet.  A quick search of Google found a multitude of articles.  After reading a  number of sites I decided (STUPID) that my symptoms were related to migraines that I used to have as a child &#8211; this particular site said this was no real cause for concern.  Feeling better and pretty clever for self diagnosis (IDIOT) I went to bed confident I would be better in the morning.</p>

<p>Over the next several days I continued to have various symptoms and decided to visit my local optometrist.  By the time I arrived to his office he had left for the day and I made an appointment for first thing in the morning.   The optometrist dilated my eyes and after some time said it was difficult to tell for sure but it appeared I may have a tears in my retina.  He also told me they were at the top of the eye ball where gravity would continue to pull and tear and I needed to get to an opthamologist immediately.</p>
<p>I will spare you all the grisly details on both my initial laser treatment and subsequent surgery &#8211; the point of this post is simply a suggestion to seek professional advice and not rely on the Internet as &#8220;gospel&#8221;.  Lots of bulk information without intelligence to decipher its meaning can be a dangerous thing and we all get a false sense of security in knowing ALL &#8211; an impossible task.</p>
<p>I am extremely fortunate to have an excellent Opthamologist at the top of his field both in education, patient care,  and experience.</p>
<p>While the procedures and treatments have been quite painful and stressful, I have total faith in his ability to do everything possible to correct my eye sight.  He has taken the time to clearly explain each of my options, including the pitfalls, and gives me consultation along through the process.  I am most grateful that I have been so fortunate to be in the care of such a professional.</p>
<p>Now I am not going to suggest that the real estate industry deals with life and death or serious heath challenges like the medical profession.  Our responsibilities are pale.  With that said, buying and selling real estate is usually the largest financial investment that you make in your lifetime and having someone with experience, advocacy, and fiduciary duty look out for you is vital to your success.</p>
<p>So many times when working with new Clients they come with the attitude that they know everything there is to know about real estate.  They feel empowered with the vast amount of information provided on the Internet and many times perceive REALTORS® as a necessary evil &#8211; someone between them and what they want.  Somewhere along the way through the process, they begin to realize what a complicated process it is and how valuable a good REALTOR® can be.</p>
<h4><span style="font-weight: normal;">Life has a wonderful way of presenting us with learning opportunities along our chosen paths.  Seeking out those professionals when we need help is such a better way to go.</span></h4>
<p>Another life lesson learned.  I promise I will be back soon.</p>

<p>Finishing our look at the downtown San Diego market I wanted to see how new listings on the market compared with existing listings and listings that went pending.  As expected. newer listings coming into the market are priced less than the existing inventory &#8211; in fact very close to the median of those units going pending.  Exiting median prices continue a downward trend.</p>
<p>If you want to sell your downtown San Diego home you&#8217;ll need to price on comparables, not on wishful thinking &#8211; Buyers are only buying value.</p>

<p>A couple of days ago I wrote a <a title="San Diego 2009 Real Estate Report - Part One" href="http://www.sandiegolifestyle.info/2010/02/downtown-san-diego-2009-real-estate-report/">blog post</a> regarding the numbers for the downtown San Diego real estate market in 2009 compared all the way back to 2002.  Several people have asked me what my takeaway is so this post will be more speculative in nature &#8211; in other words check back in a year and see how good my <span style="text-decoration: line-through;">guesses</span> predictions were.</p>
<p>We will start with some statistics regarding active properties for sale in Sandicor MLS for attached units.  You can always find up to date downtown market statistics on the <a title="Downtown San Diego Community Page" href="http://www.sandiegolifestyle.info/downtown-san-diego/">Community Page</a> of <a title="Flash Charts for Downtown San Diego" href="http://www.sandiegolifestyle.info/downtown-san-diego/flash-charts/">Flash Charts</a> or have them <a title="Sign Up For Douglass Report" href="http://www.sandiegolifestyle.info/statistics/">e-mailed</a> to you on a weekly basis.  Active market statistics gives us up to date activity in the  San Diego real estate market.</p>
<p><a href="http://www.sandiegolifestyle.info/wp-content/uploads/2010/02/2-19-10-Downtown-San-Diego-Active-Data1.png"><img class="alignnone size-full wp-image-5395" title="2-19-10-Downtown-San-Diego-Active-Data" src="http://www.sandiegolifestyle.info/wp-content/uploads/2010/02/2-19-10-Downtown-San-Diego-Active-Data1.png" alt="" width="497" height="165" /></a></p>
<p>Probably the most encouraging news for  <strong>stabilization</strong> in the downtown San Diego market is <strong>low inventory</strong>.  As of today Altos Research indicates a total of 563 units on the market.  This <strong><em><span style="text-decoration: underline;">does not</span></em></strong> include all units available in new development buildings including <a id="aptureLink_y3vDV8QIgJ" href="http://www.sandiegolifestyle.info/2009/12/vantage-pointe-in-downtown-san-diego/">Vantage Pointe</a>, <a id="aptureLink_beEsVsK0eG" href="http://www.sandiegolifestyle.info/2009/12/bayside-at-the-embarcadero-in-san-diego/">Bayside</a>, Sapphire Tower, and Smart Corner (Sky Loft).</p>
<p><a href="http://www.sandiegolifestyle.info/wp-content/uploads/2010/02/2-19-10-Downtown-San-Diego-Inventory.png"><img class="alignnone size-full wp-image-5397" title="2-19-10-Downtown-San-Diego-Inventory" src="http://www.sandiegolifestyle.info/wp-content/uploads/2010/02/2-19-10-Downtown-San-Diego-Inventory.png" alt="" width="607" height="414" /></a></p>
<p>The above chart is averaged over a <strong>7 day period </strong>to show more accurate fluctuations in the market inventory.  In <strong>2009</strong> there were a total of <strong>807 attached home sales</strong>.  Even with the addition of the developer sales and &#8220;shadow&#8221; inventory of short sales and bank owned property inventory is low enough not to flood the market, thereby bringing prices downward.</p>
<p>The average price per square foot sold in 2009 was $399.29.  Price per square foot of the active units for sale is $441.00 per square foot.  Looking back over the years the average from list price to sales price was 96 to 97%.  This means overall the active asking prices are optimistic over average price per square foot sold.</p>
<p>Lets look at 2009 sold properties by different price points.</p>
<p>Up to $500,000 &#8211; 599 Units Sold &#8211; Average SP $320,142 &#8211; Price Per Sq. Ft. $343.46 &#8211; SP/LP at 99%<br />
$501,000 to $1,000,000 &#8211; 193 Units Sold &#8211; Average SP $660,917 &#8211; Price Per Sq. Ft. $486.01 &#8211; SP/LP at 94%<br />
$1,000,001 &amp; Up &#8211; 43 Units Sold &#8211; Average SP $1,476,761 &#8211; Price Per Sq. Ft. $742.02 &#8211; SP/LP at 94%</p>
<p>For those of you following the <a title="Downtown Weekly Sales Report Category" href="http://www.sandiegolifestyle.info/category/weekly-downtown-closings/">downtown weekly sales report</a> this should be no surprise. Units under $500,000 are selling at 99% of their active asking price.  Many units in desirable buildings are actually selling over asking price indicative of multiple offers.</p>
<div id="_mcePaste">Altos Research has developed a proprietary index, The Market Action Index that gives you an at-a-glance answer to the question, &#8220;How&#8217;s the market?&#8221; The higher the index goes, the hotter the market.  Like a thermometer, the measurable scales goes from zero to over 100.  Altos sets a threshold at an index value at 30 above which demand is high enough to call a &#8220;Seller&#8217;s Market&#8221; and below which is a &#8220;Buyer&#8217;s Market.&#8221;  Sometimes demand climbs really high, properties stay on the market for only a matter of days, in those instances you may see an index value over 100.</div>
<p><a href="http://www.sandiegolifestyle.info/wp-content/uploads/2010/02/2-19-10-Active-Market-Index-92101.png"><img class="alignnone size-full wp-image-5400" title="2-19-10-Active-Market-Index-92101" src="http://www.sandiegolifestyle.info/wp-content/uploads/2010/02/2-19-10-Active-Market-Index-92101.png" alt="" width="603" height="431" /></a></p>
<p>So we have been painting a picture with some pretty broad brushes here.  When asked by a Client to do a specific analysis of a particular building the brush gets much smaller and more accurate.  That analysis is not suitable for a public post.</p>
<p>The <a id="aptureLink_lDCfTQhgsn" href="http://www.sandiegolifestyle.info/2008/12/understanding-downtown-san-diego-market/">downtown market</a> is pretty complicated with location issues, floor height, view corridors, neighborhood issues, re-development impact, litigation issues with HOA&#8217;s, and what sales have recorded in a particular building.</p>
<p><em>So for the few readers that have not fallen asleep here is the speculation.</em></p>
<p>We are unlikely to see any more development in downtown San Diego for at least 3 to 5 years.  My guess it will be longer for any luxury tower.  Current market prices simply do not support the cost of development.  This will continue to put pressure on lower inventories meaning stable to higher prices.</p>
<p>Many of the developers have been able to obtain FHA &amp; V.A. approvals for financing.  These loans tend to make it easier for first time or buyer&#8217;s that don&#8217;t have large down payments.</p>
<p>For those buyer&#8217;s in the lower end price range, under $500,000, I think combined with the low interest rates this is a great time to invest in downtown real estate.  You need to consider how much time you&#8217;re going to hold the property &#8211; the longer the more speculative you can be on the location of the building.</p>
<p>Don&#8217;t expect to purchase something with a discount as properties that are desirable and priced well are selling quickly.  Work with an experienced downtown agent that can alert you when new properties come the market and move quickly.  Also get your financing in order as many buildings will not be able to do FHA or VA, so you&#8217;ll need to know what your limitations are.</p>
<p>With prices down from 20 to 40% from 2004 &amp; 2005 this is a great time to invest.</p>
<p>The next price tier up to $1,000,000 saw more challenges in list price to sales price.  The average was 94% of the listing price so to sell in this price bracket the Seller must be realistic in pricing.  With that said some buildings offer exceptional values far below replacement costs &#8211; buy location and quality for the safest investment.</p>
<p>Over 1 million dollars also is an average of 94% of the asking price for those 43 units sold in 2009.  Once again consider market pricing and look very closely at individual comparable sales in the building you are considering.</p>
<p>While the lower under $500,000 should remain fairly stable until we see some appreciation back in the real estate markets, the upper priced properties may experience price drops of between 10 to 15% before the markets start back with appreciation.  There are lots of moving parts that effect our market so no one really knows if this will come to pass or not.</p>

<p>The latest <a id="aptureLink_nblTv0MnZp" href="http://www.scribd.com/doc/27073523">Foreclosure Radar report</a> showed up in my e-mail box yesterday.  Here are some of the highlights for California.</p>
<ul>
<li>A small percentage of foreclosures are making it completely through the process, re: being foreclosed on</li>
<li>Delinquent payments are rising while foreclosures are slowing</li>
<li>Foreclosure filings declined significantly in December of 2009 and continue to decrease</li>
<li>Foreclosure outcomes have reversed; Back to bank rose 29.4 percent while sold to 3rd party rose 62.7 percent and cancellations 20.8 percent</li>
<li>Scheduled for sale competing the process decreased to 21% in 2010 compared to 31% in 2009.</li>
</ul>
<blockquote><p>The total number of properties in the foreclosure process remain near record levels in California despite declines in new Notice of Default filings over the last year, largely due to the increase in the time it is taking banks to foreclose, which we cover in a new measure, Time to Foreclose, in this months report. Once Bank Owned (REO) properties are listed for sale they continue to sell quickly, leaving banks with lower than expected inventories.</p></blockquote>

<blockquote><p>We’ve added new measures this month. Time to Foreclose calculates the difference between the date the initial Notice of Default was recorded, and the date the property was sold at trustee sale over time. Time to Foreclose has increased from 146 days in August 2008 to 229 days in January 2010 as lenders have increasingly delayed foreclosures while working through loan modifications and other foreclosure alternatives and moratoriums. We’ve also looked at the average time it takes for properties sold at auction, either Back to Bank or to 3rd Parties, to in turn be resold. At an average 149 days to resell, auction investors are clearly out-performing the bank’s institutional asset managers who have averaged 224 days.</p></blockquote>

<p>Living in the land of facts vs. the land of spin thought I would take a look at the Downtown San Diego real estate market for 2009.</p>

<p>While many thought <strong>2009</strong> was a bust year for real estate you can see by the above graph that 2009 for sales units was <strong>807</strong> attached units sold reported to Sandicor MLS.  You have to go back to the peak of the market in <strong>2005</strong> to find a higher number of sales at <strong>846</strong>.</p>

<p>The average sales price in Downtown San Diego rose from <strong>2002 at $463,385</strong> to <strong>$709,058 in 2004</strong> at the peak.  The average sales price in <strong>2009 was $553, 318</strong> which is still above the average sales price in 2002.</p>

<p>Looking at the average price per square foot for units sold was <strong>$375.78 in 2002</strong>, peaked at <strong>$594.95 in 2005</strong>, and was <strong>$399.29 for 2009.</strong></p>

<p>It is important to note that this analysis is only from sales reported to the Sandicor MLS.  Most new development sales were not reported to Sandicor as they were not placed into the MLS.  The exception to that would be more developer sales have appeared and been reported sold in Sandicor in the last several years as new developers looked for increased exposure for their units.</p>
<p>I will be doing a second analysis looking at the combined sales of both Sandicor and units that have been recorded in San Diego County.</p>
