<p>Downtown San Diego continues to offer some really good purchases for those looking under $300,000.  While many of them are &#8220;short sale&#8221; and require a lot of waiting, I have found 10 that are either Bank Owned (REO) or traditional sales.  These are updated from Sandicor MLS and if the listing information does not appear it is because it has gone sale pending.</p>
<p>1.  Gaslamp City Square is right in the Gaslamp district close to restaurants and entertainment.  Financing can be somewhat challenging but I really like these units plus the HOA fees are only $284.00.</p>

<p>2.  The Discovery Building built by Bosa Development is one of my favorites tucked away in the Cortez Hill District.</p>

<p>3.  Atria is one of my favorite low rise buildings right across the street from Ralphs Signature Market and in the heart of the Marina District.  HOA fees are $393.00 per month and you can&#8217;t beat the location.</p>

<p>7.  Like The Discovery &#8211; The Loft is tucked away on Cortez Hill and has a few units that are being sold by the developer.  I often walk up to Cortez for exercise and it always reminds me a bit of San Francisco.  Right across the street is Tweet Park.</p>

<p>8.  Tucked away between The Gaslamp District and East Village close to Petco park is another hidden treasure known as Trellis.  I really like this building and location and this is a traditional sale.</p>

<p>The Vantage Pointe developer failed to meet the Fannie Mae or Freddie Mac or FHA requirements crucial to financing purchasers.  Vantage Pointe had defaulted on their 210 million construction loan earlier this year and now intends to offer the units for rent.</p>
<p>In my mind this has removed 679 units from the downtown real estate inventory.   That in a market where quality units under $500,000 are hard to find.  The lack of any potential high rise projects in planning is probably a good thing for downtown real estate in the near future.  Of course at some pointe Vantage Pointe might be back, but it will be a hard road.</p>
<blockquote><p>“We were very disappointed in the fact that we were unable to get the sales we were hoping for, and we think it’s a great building, but unfortunately it’s a sign of the market and there’s nothing we can do about it,” said Klapstein. “We did the best we could, we had the best marketing team and had a great product at a great price.”</p>
<p>While downtown’s condo market suffered during the housing bust, as most neighborhoods have, Vantage Pointe faced unique hardships that were difficult to overcome, most notably its gargantuan size that would have made it difficult to sell out even in a brisk real estate market. Its location at Ninth Avenue and B Street on the fringe of downtown’s central core also made it a harder sell for some buyers.</p>
<p>“Urban projects are tough and with this number of units, they’re tough to pull off unless you have smoking market conditions,” observed Peter Dennehy, vice president at John Burns Real Estate Consulting. “And the units were not particularly impressive as far as basic design and features. It really works better as a rental, and trying to do rental and sales in the same building doesn’t work because buyers really don’t want to be in a building with renters.”</p></blockquote>

<p>One of my favorite buildings downtown, Grande North and South in the <a id="aptureLink_eRbkLXJwEt" href="http://www.youtube.com/watch?v=BsQRTlhJeU4">Columbia District</a> offer a level of amenities and construction seldom seen.  The Grande South is located at <a id="aptureLink_Ca7dIjyUZM" href="http://maps.google.com/maps?om=0&amp;iwloc=addr&amp;f=q&amp;ll=32.717273%2C-117.170512&amp;hl=en&amp;z=16&amp;ie=UTF8">1199 Pacific Highway</a> and was completed in September of 2004.  The North Tower is located at <a id="aptureLink_02dVhBc2t5" href="http://maps.google.com/maps?om=0&amp;iwloc=addr&amp;f=q&amp;ll=32.718302%2C-117.170563&amp;hl=en&amp;z=16&amp;ie=UTF8">1205 Pacific Highway</a> and was completed in October 2005 &#8211; both towers are 39 stories tall with 442 units combined.  Units feature 1, 2 and 3 bedrooms and also some units have a den feature.  Parking is underground at a total of 393 spaces.  The Grande was built by Bosa Development.</p>
