Back in 1990 when I first got into the real estate business things were much different from today. While we did have fax machines, cell phones the size of car batteries were just coming into use, and the majority of real estate work was done in the office. In fact, the traditional real estate office is actually a paper production plant.

Through much of the last part of the decade as California real estate continued to climb bigger and bigger offices were built - not for the consumer but to draw ”top producting” real estate agents.

Today, things are different in business.

With the advent of the smart phone, mobile email,and cloud solutions business can be done anywhere on the planet. Why spend money for brick and mortar office space that no one uses?  Frankly I would rather buy my Clients are great lunch or cup of coffee.

Most productive REALTORS® spend much of their day in the field with Clients, previewing property, attending homes inspections, open houses, and broker caravans. Setting around in a cubicle waiting for  some potential customer to walk in is a sure-fire way to go out of business. Of course, there is time to make plenty of copies and drink some coffee!

Here are a few tools that I use to make the process of buying of selling a home less stressful.

First, consider we’ve been out looking for homes and finally find the perfect one to make an offer on.In a traditional model, many agents will require you to come back to the office, try an schedule some time in a conference room, and write up a contract. Sometimes even using the old NCR forms and filling out the blanks. Once finished off to the nearest copy machine to make 6 copies for the various office staff, client copies, presentation copy, broker, and transaction coordinator copy.

Once we have found a home that my client is interested in, we meet on line in a webinar. Using Winforms Professional we can share our computer screens with all those involved and put together an offer - working through the fine points of the contract.

This is particularly useful if you have Clients in different physical locations. Webinars can be done at a moments notice from anywhere in the Country. Of course we always have the option of meeting in person to put the offer together - it is about what is most convenient.

Once the contract is completed it is seamlessly submitted to Docu-Sign for electronic signatures. Every buyer or seller gets an emailed copy which they can sign from any Internet connected computer or even a mobile device. The signed contracts are immediately returned to me for presentation while you have an option of keeping a copy on your hard drive. Documents come back clean, clear, and easy to read.

Next I set up a free Box.net account for you. This is a secure enterprise cloud solution to store and collaborate on all the contracts, documents, and media.
