I had the privileged yesterday to preview the new Bayside By The Embarcadero luxury tower by Bosa Development. I must say that I left really impressed, Nat Bosa has really done it again building a quality tower with some of the most protected views in downtown San Diego. Bosa Development has built Horizons, Legend, Discovery, Grande South & North, and Electra in downtown San Diego.
Located at 1325 Pacific Highway in the Columbia District at the Southeast corner of Ash Street and Pacific Highway. The tower is 36 stories, 232 1 and 2 bedroom units with 429 parking spaces. The building was completed in July 2009.
The upper westerly floors of Bayside offer some spectacular views of San Diego Bay, North Island, and Point Loma. In downtown San Diego residential buildings cannot be built closer to the bay than either Pacific Highway on the western part of downtown, or Harbor Drive on the Southern. These blocks are reserved for commercial use including hotels, restaurants, and other public uses. For all purposes Bayside is about as close as you can get to the water and because of coastal height restrictions the Holiday Inn is unlikely able to build up higher than the current existing structures.
Bosa Development is one of the few active developers in San Diego who also owns other prime building lots, two near Electra and one over by the Harbor Club in Marina. Considering the current real estate environment it will probably be a while before they develop these parcels since current market prices are below cost of building.
For those considering purchasing in the Columbia District you should do some homework. This area is slated for a great deal of change over the next 20 years as North Embarcadero Visionary Plan (Video), Navy Broadway Complex , San Diego quite zone, Lane Field, and The Irvine Company of the parcel at Pacific Highway and Broadway currently a parking lot. The CCDC has an interactive project map which is informative but things are changing all the time.
