Recent Changes in Real Estate Recordings for San Diego County

changeThe San Diego Recorders Office has recently made some changes in the way real estate recordings are done.  Previously, only San Diego County and Orange County allowed “special recordings” in Southern California.  Due to these economic times and less staffing, the change is a more efficient way to do closings.  In other words, it was sometimes possible to fund a loan and “special record” on the same day.

  • Recordings for 8:00 a.m. are sent to the Recorder’s office the night before recording, usually by messenger.
  • Recordings can only be done at the main Recorder’s Office located in downtown San Diego at 1600 Pacific Highway, there are no branch office filings for real estate recordings.
  • The money from the lender must be wired into title the day before recording.  This is the Buyer’s Loan amount.  Prior to that, the Buyer’s downpayment and closing costs must be in.
  • Because of these new changes, all documents, demands, and instructions should be delivered to the title company several days prior to closing.  If the package is delivered late, there may not be time to properly review the documents before sending them to the Recorder’s office.
  • The Recorder’s office has a revolving schedule of Title Company Recordings, thus the order of filings for any given Title Company will change.  Confirmation time of the recordation (when a buyer can get the keys to the home) will happen from early morning through early afternoon, depending on the order of that particular title company on that particular day.
  • The Recorder’s Office will allow limited special recordings on a Friday before a three day weekend, and the last business day of the month.  The documents must be in the Recorder’s Office no later than 2:00 p.m. on those days.

  • Cheri, Just a matter of economics for San Diego I understand. Hard for those folks trying to close escrow if they miss the deadline - many a time "special recordings" have saved my day!
